1. Your Roof Is Getting on in Years
As mentioned above, even a well-maintained roof will need to be replaced once it gets on in years. Depending on the type of roof you have, this could mean anywhere from 15 years to even a hundred. If you own an asphalt shingle roof, as most Americans do, you should start thinking about a roof replacement once it approaches its 15th birthday.
2. Your Asphalt Shingles Are Balding
Asphalt shingle roofs have a protected coating of fine granules to help them withstand the elements. These granules will get dislodged over time and when this happens, your roof will have lost most of its protective qualities. If you notice that your shingles are “balding” or if you find a bunch of granules every time you clean your gutters, then it’s probably time to call your roofing contractor.
3. Your Roof Is Sagging
If you notice that a small portion of your roof (or all of it) starts drooping, then it needed to be replaced yesterday. A sagging roof is a sure indication of structural damage. While a sagging roof does not necessarily mean you are in imminent danger, why risk it. This sort of damage is something that you need to address as soon as possible so be sure to call in your roofer right away.
