Winter Roof Leaks: 3 Common Causes

Roof leaks can be pretty common during winter since your roofing is often exposed to snow, moisture and frigid temperatures. In this post, Chase Roofing LLC lists three specific reasons why these leaks commonly occur.

Attic Condensation

Attic condensation is usually due to poor roof ventilation. If moisture or frost is present on the framing members or roof decking, chances are your attic is not in top condition and it doesn’t have good ventilation. And once the outdoor temperature rises above freezing, the frost will melt and create leaks inside your home. Of course, this isn’t actually a leak since the moisture is coming from the condensation. Nevertheless, this makes the situation a little tricky, so it’s best to call a pro to confirm the issue.

Ice Dams

Ice dams are often the primary cause of winter roof leaks, and they can be due to a combination of factors like poor insulation, inadequate ventilation and warmer temperatures in your attic. These things can cause the snow on your roof to accumulate and melt in your gutters and later on create ice dams.

To stop a leak caused by ice dams, you can have your roofer remove the snow from your roof. Professionals also usually have special equipment to remove ice dams without damaging your roof. Alternatively, you can use a box fan in your attic to blow cold air onto the areas of your roof that are leaking.

Exhaust Vent Condensation

The result of exhaust vent condensation is similar to the frost-related leaks caused by attic condensation. It usually stems from the accumulation of frost inside an exhaust vent – typically a bath vent duct where it travels through an unheated attic. To confirm if this is what’s causing the leak, it’s best to call a professional to conduct a thorough inspection.
